A few years ago when I ran a business with my brother we spent some time looking for reasonably priced offices in Wiltshire. Our rough budget was around £300 per month all in - after all we only wanted an office for the two of us, a couple of computers and room for the odd client to drop by and see a demo of the website we were building them. Plus I’m a great believer in spending as little as possible on overheads.

However it seems there’s very little on offer (around here at least) that caters to SME’s (there’s stuff around if you’re a rapidly growing startup able to pay £400 per month per desk). Which even ignoring the cost would not suit us as it lacks the privacy to argue with each other or listen to your music while working.

I’ve also recently noticed several units coming up for sale on mixed use industrial estates at quite reasonable rates so it seems to me there’s a business opportunity for someone with cash to invest. They could buy a unit or two, convert the interiors to five or six small offices for one to two people per office and include a meeting room that can be hired by the hour. If you can provide these offices for around £200 per month on average all in then it should provide a reasonable return on the capital invested. There is of course scope for other revenue streams by offering a virtual office service for those working from home that don’t want to list a residential address as the business address.

Even if not run as a seperate commercial venture it’s a cheap way of providing your own office while contributing to a self managed pension - speak to a good IFA to find out more about that though, as it’s not my area.
